STAGE 1

APPRAISAL

If you're thinking of selling your property, give us a call and we will pop round to visit at a time that suits you. We'd be very happy to give you an update on market conditions, as well as a no-obligation valuation of your home.

STAGE 2

HOME REPORT

It is a legal requirement when selling property in Scotland to have an in-date Home Report. A Home Report comprises three parts: A Single Survey and Valuation, an Energy Report, and a Property Questionnaire.

We can arrange the Home Report for you via a trusted third party or we can advise you of the firms available in the area

STAGE 3

PREPARATION

We'll give you honest advice on the best way to sell your property, and will create a bespoke marketing strategy for you. We'll then prepare the material that will be used to market your property.

This step involves the high-quality photography of your home and the production of floor plans. There is also the opportunity to have a video of your property made.

Your property will be placed on our website, our Social Media channels and of course Rightmove.

STAGE 4

LAUNCH

When your property is launched to market, a For Sale board will be placed at the property and viewings will commence. Accompanied viewings are included in our marketing fee so we will work together to ensure scheduled times are convenient to both parties.

We'll e-mail all relevant buyers on our database with details of your property. We can send out information through our Facebook, lnstagram, and Twitter accounts.

STAGE 5

REPORTING & COMMUNICATION

We're committed to keeping in touch at every stage of the selling process.

You'll receive regular updates from us and these will include feedback from viewings and details of all correspondence we have with potential buyers.

STAGE 6

NEGOTIATIONS

We are highly experienced at conducting negotiations on your behalf. We'll use our expertise to meet your objectives for the sale and will liaise closely with you to agree the very best deal.

We'll keep you informed and up-to-date with every new development during the negotiation process and you'll be able to call us at any time to discuss how things are going.

STAGE 7

CONVEYANCING, MISSIVES, & COMPLETION

During the final stage of the process, we'll keep in touch with your solicitor to help support the conclusion of your property sale.

We'll remain involved in the process to ensure as smooth and stress free a transition to handover as possible.
