Once you’ve met with a mortgage advisor you will have a Mortgage Agreement in Principle (this is not a mortgage offer, but it means that a seller will know you have all your financial ducks in a row and are more likely to accept an offer from someone who has this than someone who doesn’t).
When you call us to request a viewing for one of our properties, we will ask you some questions to ascertain your position in the market, if you have a property to market we can help with that, if you need advice on lawyers, mortgage advisors etc, we can help with that too. But over all we are here to help and accommodate viewings at a time to suit viewers and vendors alike.
When you have viewed a property with us, we will call you for feedback to see what you thought, and again we are here to advise and help you along on your purchasing journey.
Many people think they need a solicitor to make an offer on their behalf, this is not the case here in Scotland. You can call us to make a verbal offer before getting the solicitor involved*. When we have agreed a price between you, us and the vendor we will then ask you to have your solicitor send us a written offer to purchase the property which is then forwarded on to the sellers solicitor.
The sellers solicitor will then write to your solicitor to accept the offer.
The time from offer acceptance to completion can vary in all circumstances. This all depends on the chain of sales and purchases and everyone’s position. It’s tricky to give a timescale but if everything is done timely and there are no hiccups in the chain it could take as little as 6-8 weeks*.
